So...last Sunday, I'm riding around in circles on the little tractor, cuttin grass. I look at the roof of the house, and see this...



What the heck?!?!? Waddn't like that last week....sonofab :sensored: t.

Got some closer pics of it, and it's pretty messed up....





So...it appears the roof is caved in around the chimney. Called a roofing contractor to take a look, and give an estimate on repairs....din't consider filing on the insurance. Feller comes out, crawls around up there for a while, looks inside the attic, and says we should call the insurance and file a claim. So I do. They tell me to get the contractor to come and tarp it up so it doesn't get any rain in there until they get an adjuster out. Contractor comes out Saturday and tarps several spots, as well as this one.


Adjuster comes this mernin to look, with the contractor. I'm not holdin my breath, since we really haven't had any bad weather recently, other than a freak downpour last Saturday with some heavy wind. Feller says insurance WILL cover it, due to previous hail damage.

So.....we get a new roof that we were intending on paying for anyway! The real problem is in the attic...a couple of rafters are split, one is almost broken in half, and one of the support beams has been bent into a "V" since we've had the house.....I'm surprised the damn thing hasn't fallen in already. The previous owners remodeled the inside, and took it from a 3 bedroom to a two bedroom with a large den...with a rock fireplace. Unfortunately, they took out at least one load bearing wall in the process, but din't do anything to hold the roof up, much less the ceiling.
Anyway, the contractor is going to completely re-do the roof with new decking, and repair the rafters and beams that are screwed up.....also included in the deal is replacing the roof on the deck, which is leaky as heck.
I just hope they don't want us to clean all the crap outta the attic......yeeeeesh what a mess that will be..... :yes: :smilie_happy:

Wow! Not fun, but worth cleaning out the attic for all the work that will be done under the insurance claim. And who knows...you just might find that million-dollar comic book or baseball card up there!!

Yeah, sure Steve.... :nea: Nuttin up there but 20 years worth of die-cast boxes, Mama's doll boxes, Christmas stuff we ain't used in 15 years, stuffed animals(toys...not real animals), and the late sons' clothes/toys....and heat....lottsa HEAT.... :heat:

Good catch and sounds like a good ending. I hope you don't have to get in the attic, if you do I'd suggest about 4 AM for the coolest time :)

Aboot 4 years ago, we had the 2nd HVAC system installed(the 1st one was waaay too small), and I spent a couple of weekends up there installing new insulation....in July. :heat: I had every friggin fan I had at the house up there blowing on me to help, and Mama would call me on the fone(from inside the house :doh: ) every 15 minutes or so to make sure I wuz still alive... :smilie_happy:

You must of forgot this is Texas and Summer! You're lucky to see any rain until October. That rain shower didn't even make the concrete wet here, I was hoping cause the yard needed it. Oh well run up the dang water bill or let the yard die, hum? :cheeky:

Friggin insurance aholes....
Adjuster called yesterday and said his "supervisor" needed to come out and look at the roof....wouldn't say why. I have to work, so Mama is there. They come today, go up in the attic, walk around on the roof, and then start axin Mama if a tree has fallen on the roof....which has never happened, at least not since we've owned the house. Said the damage to the roof is "not consistent with hail damage"(we never claimed it was hail damage to start with...THEY did). Anyway, I get an email aboot 30 minutes ago saying an electronic funds transfer has been completed to our bank. Whoo Hooo!!! :clapping: :party:
I log into my account for the insurance co., and see they paid.............a whoping $2,900.....and 32 cents. :shock: :shock: :rant:

Wow...that outta just aboot pay for the friggin shingles....maybe.
Oh well....guess it's better than nuttin. That's $3000 I don't hafta spend, but it's still gunna take way more than that to fix the durn thing. Now I just gotta wait on the contractor to give us an estimate, and hope they can get to it soon.

I hate insurance people.... :mischief:
 
I assume your insurance companies work the same as ours ( half them probably come from the states ) but if you are not happy with their payout ( heaps less than the contractors cost of repairs ) then keep pressuring them to get a better result. I never trust the assessors as I feel that they must get some sort of commission or bonus for keeping the quotes low or reducing them. I know in the automotive industry it happens all the time with our insurance assessors. :head bang:
 
Look into metal roofing, :read: pre drilled hole's, cover's FAST. :yes: Lighter, reflect's sun lighter the color the more the reflexion. :good:
 
I'd be reading every line of that insurance policy. +1 on metal roof. That is planned here for the next roofing job.
 
Love mine, :yes: house is white, had a shot black one, when i moved in. That one was changed to a light green. :roll: This time in Dec of 13, went with RED, :doh: damn it sure is bright in the winter sun when snow is all around. :smilie_happy:

It appears the insurance WILL cover the full amount. They estimated it at $13,221. What they did was take that amount, and deduct our deductible($1860), then deducted the depreciating of the roof due to age(aboot $8461), and then sent us the remaining figure($2900). Once we get the roof fixed, they will reimburse us the remaining $8461...plus anything else that comes up once they get it torn off.

They're replacing the entire thing, repairing the damaged rafters and such, AND redoing the roof on the deck. :BigGrin:

So, of the $13,000+ cost to replace it, Mama & I will only be out $1860....I can live with that, especially since we were planning on paying for it ourselves to begin with. Contractor is coming by the house this eve to work out the details, get a contract going, and get this thing underway. :yahoo:
